A heat network is a modern way of delivering heating and hot water to homes from a shared energy centre, rather than using individual boilers in each property.
At our developments with an on‑site energy centre, heat is generated centrally and distributed to homes through a network of highly insulated underground pipes. This provides a reliable, efficient supply of heating and hot water all year round.
How your heat is made
Around 70% of your heat comes from a Combined Heat and Power (CHP) system. CHP uses natural gas to make electricity and heat at the same time. The heat is captured and used to provide heating and hot water to homes.
During periods of very cold weather or high demand, high‑efficiency gas boilers provide additional heat to ensure your home stays warm and your hot water supply is maintained.

How does a heat network work?
Energy centre
Heat is produced at our energy centre using high efficiency combined heat and power engines and delivered to homes as hot water through an insulated underground network of flow and return pipes.
Hot water flows continuously through the network, ensuring that heat is ready to be used whenever you turn on your heating or hot water.
For added reliability, gas boilers provide back‑up so your heating and hot water are always available when needed.
Heat Interface Unit
Inside your home, a Heat Interface Unit (HIU) transfers the heat from the network to:
- Your radiators or underfloor heating
- Your taps, showers and baths
The HIU works like a compact boiler but without the need for gas in your home.
The built‑in heat meter automatically sends us readings so your bills are based on your actual heat use.
